Creating community with Park Village townhomes
Colman Engineering provided comprehensive civil engineering services to support the development of the Park Village Townhomes at Virginia Mennonite Retirement Community (VMRC), a project that expands VMRC’s independent living options. Located on quiet streets and cul-de-sacs along the edge of campus, these townhomes offer the feel of single-family homes with the convenience of senior retirement living. The thoughtfully designed homes feature single-level living and loft options, creating a vibrant and accessible neighborhood for residents.
The scope of services included preliminary site design and the creation of a site survey and existing conditions basemap. Colman Engineering facilitated the approval process by preparing and submitting a Special Use Permit (SUP), updating the VMRC Master Plan, and working with the City of Harrisonburg to amend ordinances allowing adjacent buildings to be closer than 30 feet.
Throughout the project, Colman Engineering developed and revised site plans to address city comments and gain final approval. This included preparing a BMP exhibit and maintenance agreement, as well as SWPPP documentation to ensure compliance with stormwater management regulations.
During construction, Colman Engineering provided administration services, including reviewing submittals, responding to contractor inquiries, conducting site visits, coordinating easement agreements with the city, and performing BMP inspections, surveys, and certifications. The team worked closely with the architect to refine the location, size, and necessary modifications for several buildings, ensuring the design aligned with both the site and the broader community vision.
These efforts culminated in a thoughtfully designed, sustainable, and accessible addition to VMRC’s Park Village, enhancing the community’s offerings and providing high-quality independent living options for residents.
